The real estate news is that South West Florida has changed from a sellers market to a buyers market. For more than a decade you could hardly make a mistake investing in real estate in Fort Myers, Naples, Cape Coral or North Fort Myers. Some areas appreciated at an average of two percent a month. However, the volume of sales has slowed, but the Fort Myers real estate market remains active. Hundreds of new homes, townhouses, and condominiums are being built. Real estate investing is still very strong in the local market.
A few years ago the South West coast of Florida saw constant appreciation in home and condo prices. The pattern of growth has remained amazingly resilient with a series of hurricanes to hit the region. It comes as no surprise that with the increase in interest rates, prices are declining on homes and condos. However, new home builders are still constructing new homes and new condominium developments are being planned and built as the local real estate market changes.
Real Estate economists, including Jim Brevard, who has consulted for many of the nations wealthiest families, say the growth is fed by the 86 million baby-boomers in the nation. Brevard says he expects the growth to last many more years in Fort Myers.
A survey conducted more than a year ago indicated that 83% of the baby-boomers surveyed said their #1 goal in the next 5 to 10 years was to buy a second home or resort property. A third of all real estate transactions for many years have been second homes.
Many more investors and new residents will come to the beautiful South West Florida coast to buy real estate, especially with prices declining, where you can enjoy white sandy beaches and relax in the warm sun.
